ABOUT US

History & Background

The Rosen Organization, founded in 1942 by Joseph Rosen, is a privately held real estate development and management company that was built on a foundation of fair business dealings complemented by the highest standards of integrity.   It is this practice that has allowed our company to forge long standing business relationships which have been the catalyst for our growth, our success, and our stability.

Now under the leadership of Jonathan P. Rosen, The Rosen Organization continues to build on our successes toward the forefront of commercial development and management of neighborhood shopping centers, office buildings, residential communities, and industrial parks.

Headquartered in New York City and with offices in Boca Raton, Boston, Charlotte, Northern Virginia, and Philadelphia, The Rosen Organization has maintained our position in the industry by fostering and maintaining our business relationships and never wavering in our core principles.  Our perspective is long term and we think it is important to keep things simple.

At The Rosen Organization, we do things the old fashioned way.  Expect a note of thank you and count on it being hand written; email is great but a telephone call is better; and a hand shake is still the most important part of the deal process for us.  Sure, we’ll sign the papers; but when you shake hands with us, you can take that to the bank!

Development

Sixty-eight years of experience has given our organization a chance to develop long-term relationships with a large number of national and regional tenants and to earn their confidence.  Our company’s growth is largely a result of the successful completion of many special projects for select retailers throughout the country.  Our retailers know that when they call upon us with an assignment, that they can count on us to get the job done.

Our development team knows site selection; knows how to navigate through the entitlement process; knows how to work with tenants and contractors to save money to keep project costs low.  Simply put, we know how to get the job done.  Problems are going to come up; it’s part of the business.  But for us it’s simple, just figure it out!

Property Management

We train our property managers to approach each property as if it was their personal residence, and as such, to take what they are doing personally.  Our properties must be kept clean and be well maintained.  When a property management or maintenance issue comes up, just take care of it.

Considering our long term perspective, our relationships with our tenants are the most important relationships we have.  Together with our tenants we are a team and we always have to work together.  To work together effectively we must know one another on a personal level.  We have to trust one another.  If our tenants don’t succeed then we don’t succeed and we believe that this approach is why many of our tenants have been with us for 20 years; 30 years; and more.

The Rosen Organization manages most of our properties in house to assure that our perspectives and core principles are maintained.  With this there is no compromise.

Acquisitions

The Rosen Organization makes fast and informed decisions on properties that we review for acquisition.  However, since every opportunity is unique, we apply no standard formula for new acquisitions.

LOOKING AHEAD

Our business is in the process of changing, again, but at The Rosen Organization we have seen many business cycles come and go.  Relationships have never been more important and in spite of the various business cycles, we have always stayed very close to our core principles and simple business model; build or acquire properties that make sense, today, and don’t get caught up in the latest trends or fancy forecasting models.  Instead, build or acquire the right real estate; with or for the right tenants; and use common sense and simple underwriting analysis. 

By the way, don’t ever discount the most important forecasting model in the business, the “napkin analysis.”  If the deal doesn’t make sense on the back of a napkin, you might want to think twice about doing the deal!
